J.S. Kelley Home Inspections carefully assesses the condition of major components of the home and its immediate surroundings. The inspection generally takes between 2-4 hours to perform.  Reports are available via email within 24 hours of the inspection,  paper copies are available upon request.  The home inspection report details the physical condition of the home and indicates what may need major repair or replacement.

I inspect dwellings in Southern Maine and New Hampshire.

A typical home inspection is divided into multiple portions.  As part of the inspection process I examine the dwelling as a system while inspecting the condition and quality of individual components.

During the exterior portion of your inspection we will Inspect the roof. I will carefully examining  its material and condition.  I will examine vents, flashing, trim, drainage systems, skylights, chimneys and other roof penetrations.  On the exterior  I will inspect the siding and wall cladding. I  will inspect Decks, Stoops, Porches, Walkways & Railings, Eaves, Soffits, Fascia, Grading, Foliage & Drainage.

During the structural portion of the inspection I will inspect  Basements, Foundations, Attics and Crawlspaces.  I will inspect Walls, Columns, Piers, Floors, Ceiling and the Roof Structure. I will look for indications of water penetration, movement and other damage to the structure.

During the home inspection common mechanical systems that are inspected include: Heating Systems, Cooling Systems, Main Water Shut-Off Valves, Water Heating System, Interior Plumbing Fixtures & Faucets, Drainage Systems, Electrical Service Line & Meter Box, Main Disconnect & Service Amperage
Electrical Panels, Breakers & Fuses, Electrical Grounding & Bonding, GFCI and AFCI, Fireplaces, Dampers, Cleanout doors, and Hearths, Insulation & Ventilation,Garage Doors, Safety Sensors & Openers.

During the interior portion of the inspection I will examine: Ceilings, Floors, Walls, Doors, Windows, Counters & Cabinets, Stairways & Railings.  I will inspect appliances including: Dishwasher, Oven, Ranges & Cooktops, Trash Compactors, Food Waste Disposers, and Built in Microwaves.
